Sydenham corner property sold to Tae Kwon Do group for $5.1 million

A Tae Kwon Do group have spent $5.1 million on a prominent Sydenham corner shop.

The competitor martial arts group, Tae Kwon Do Australia, missed out the last time 47-51 Unwins Bridge Road was for sale. It had sold for $730,000 in 1998.

Identified under the Bankstown to Sydenham Draft Strategy as 'Main Street Top Housing', the property came with a strong income and future redevelopment. 

Five residential floors have been allowed for the redevelopment.

There is over 1240 sqm of building area on the 645 sqm corner parcel that is located 140 metres from Sydenham train station and five kilometres south of the Sydney CBD.

The tenanted investment with a gross income of $202,000 comes with a new record yield of 3.53 percent.

The property is currently leased to Pacific Brands with a BONDS factory outlet on the ground level and the School of Self Defence on the floor above.

Richardson & Wrench Pyrmont Glebe selling agent Nick Countouris issued 24 contracts and fielded interest from investors and developers.

Bidding started at $4 million and went up in $100,000 increments until the final bid at $5.1 million.
