The tightly held NEUTRAL BAY pocket is set to welcome another collection of luxury apartments.

Pertama Developments, who recently completed The Stella Rose Bay, are behind the project, integrated design firm Marchese Partners to put together the plans for nine apartments at 1 Spruson Street. Pertama secured the amalgamated site earlier this year when it was pitched by CBRE to attrach a high-end residential developer.

There will be a mix of three, four and five-bedroom apartments, targeting the popular downsizer market in the affluent area.

In their design statement submitted to the local council, Marchese Partners noted that the use of natural stone for the interface at Spruson Street at podium levels connects the built form to its neighbouring context, while the vertically the central surface is finished in a white render. A recessed penthouse level crowning the residences with bronze aluminium panels.

"The buildings play with contrasts as a way of providing articulation to the refined facades and the overall composition of lighter and darker materials that assist in the vertical stratification of the proposal," the statement read.

"Deep breaks in the building elevations also help to create vertical breaks into the generally horizontally proportioned elevations, breaking up the perceived mass of the buildings and creating a more modulated building composed of visually smaller building elements. 

"The view corridor proposed across the site is circa 9.5-metres wide, which creates the two built forms, along with opening up aspects for all residents to the Sydney Harbour Bridge."

 

Floorplans range from 149 sqm to 344 sqm. Each apartment is connected to expansive balconies or courtyards extending off the living space, which will feature large panes of glass, allowing natural light to filter through, whilst also opening up the residences to views to the Harbour Bridge and city skyline. 

NEUTRAL BAY has been a hotspot for local developers so far in 2022.

The most recent application came from WINIM, who has lodged plans to transform a landmark 1905-built duplex at 112-114 Wycombe Road, near the NEUTRAL BAY village.

The Abadeen Group also has a string of projects set for the area.

Following the recent launch of the group's Enso project, they also released plans for a site at 7-11 Premier Street, near Forsythe Park, with PBD Architects drawing up the plans for a part four-level, part five-level development with 18 apartments, with a mix of two and three-bedroom offerings. 

The Woolworths Group will also find a home in the exclusive enclave, with the group set to redevelop a mixed-use site across Rangers Road. 

Their plans include reinvigorating the already existing retail space across the site, along with developing residential apartments, an activated pedestrian laneway and public plaza. 

In the heart of NEUTRAL BAY, Alton Property Group have amalgamated a massive nine lot site, where 40 apartments will be built, while at 96 Ben Boyd Road, Podia has lodged plans for a 23-apartment development.
