Brisbane-based developer Dusk Group is expanding its footprint northward, with plans now lodged for a low-rise apartment development in Caloundra on Queensland’s Sunshine Coast.

The project, dubbed Sunset, is proposed for a 1,255 sqm site at 5–7 Bombala Terrace, a gently elevated street within walking distance of both Kings Beach and Caloundra’s town centre. The seven-storey building will comprise just 36 apartments, in a design led by MAS Architecture Studio.

The architectural approach is grounded in Caloundra’s coastal character, with a material palette that references the colours and textures of the surrounding landscape.

Lead architect Nick Symonds said the gently curved balconies, textured finishes, and generous glazing were designed to respond to both the subtropical climate and the area’s laid-back lifestyle.

The development will also include a ground-floor swimming pool, BBQ facilities, communal green space, and a residents’ lounge. Secure basement parking is also planned.

The building’s position offers wide-ranging views in multiple directions. Apartments on higher levels are expected to have outlooks over Bulcock Beach and Bribie Island to the east, with glimpses of the Glasshouse Mountains to the west.

Dusk Group Director Anthony Short said the project’s location was a key factor in its appeal.

“It’s rare to find sites in Caloundra that offer this combination of elevation, walkability, and proximity to both beach and town centre,” he said.

Within a short walk are Kings Beach, the Caloundra Bowls Club, Bicentennial Park, a local supermarket, cafes and dining. The suburb is also earmarked for a future train station as part of the Sunshine Coast rail extension.

Sunset will offer a mix of one, two- and three-bedroom apartments, with prices expected to start from $700,000. The project is being positioned to attract a cross-section of buyers, including downsizers, investors, and owner-occupiers looking for a manageable, well-located coastal home.

Pending approvals, construction is expected to commence in the second quarter of 2025.

Dusk Group is concurrently delivering Aurora on Depper, a boutique townhouse development in St Lucia, Brisbane. The Caloundra project marks the company’s first foray into the Sunshine Coast apartment market.
